The buying process
Buying property can be a daunting process, so we have designed this guide to help you through the stages of buying your new home.

4.Make an Offer
Once you’ve found your ideal property, we will put forward your offer to the seller. We know that prompt communication between all parties is vital at this stage, so we work hard to keep everyone informed as quickly as possible.
5.Instruct a Solicitor
You need a specialist solicitor to deal with the legal side of buying a property. Cowell-Norford has relationships with some excellent local solicitors, so we will be pleased to recommend a solicitor for you.
On acceptance of your offer several steps need to take place. Firstly your solicitor should be instructed to proceed with the purchase of your property; at this stage they will arrange for local searches to be carried out on the property to ensure that you are aware of everything about it before you complete the sale. Your mortgage application also needs to be made in full, which includes the mortgage company instructing a survey on the property. On receipt of an acceptable survey and application, the mortgage company will produce a mortgage offer.
7.Exchange of Contracts
Once the results of the local searches are received, your solicitor will draw up a contract to be signed by you and the seller of the property. Once these contracts have been completed and “exchanged” you are now legally committed to the purchase of the property.
This normally takes place a few days or weeks after Exchange of Contracts and is the date when you are legally the owner of the property. You can now move in and enjoy your new home!
