Presentation tips for sellers

First impressions count! Many people make up their minds within a few minutes of viewing your property.

Here are some useful tips to present your property in a positive way and maximise the offer price you achieve.

  • Kerb appeal – clean or repaint the outside of your property, including doors and windows.
  • Green fingers – we are not all expert gardeners, but make sure your outside space is tidy, lawns mowed, gardens weeded. To give a true idea of space move cars off drive ways and move wheelie bins out of sight.
  • Clean – make sure your home is spotless, paying extra attention to the entrance. Fresh flowers are always welcoming.
  • Smells – negative smells can be off putting, so ensure any dubious areas get attention, such as where pets sleep etc.
  • Pets – it’s a really good idea to lock up pets, or get friends or neighbours to look after them whilst carrying out a viewing. Any distractions can hinder the sale of your property.
  • Clutter – it makes your house look smaller and less inviting, so store it away.
  • Neutral décor – if you are re-decorating choose a neutral palette, not only does this help to make your property appear more spacious, but buyers will see this as a positive as they wont have to redecorate when they move in.
  • Lighting – use your existing lighting to enhance your property, especially table lights and under unit lighting in the kitchen.
